Norwich Two-Bedroom Apartment Bespoke Refurbishment: Adding Value Through Design

Our Interior Design team at Nightlee specialise in helping landlords maximise the potential of their properties through tailored interior design and refurbishment. A recent project in Norwich demonstrates just how effective the right improvements can be in increasing rental yield and tenant appeal.

The Challenge

This two-bedroom apartment was previously achieving £1,000 per month in rent. While structurally sound, the interiors were tired and poorly maintained, with worn flooring, dated finishes, and a lack of modern touches that today’s tenants expect. The aim was to refresh the property with a £9,000 refurbishment budget, striking the balance between cost-effective upgrades and maximum rental return.

The Works Carried Out

Here’s how we delivered a full transformation:

  • New Flooring Throughout – High-quality underlay was fitted across the property, with soft, yet durable, carpet in the bedroom for comfort and hard-wearing laminate in the hallway and open-plan kitchen/living room for style and durability.
  • Full Redecoration – All walls and woodwork were repainted in a fresh, neutral colour scheme, with Dulux Timeless on the walls and Pure Brilliant White on the woodwork, giving the apartment a brighter, modern feel.
  • Bathroom Enhancements – Re-grouting, new fixtures, and a modern bathroom cabinet gave the space a clean and contemporary upgrade.
  • Kitchen Upgrade – The kitchen was reimagined with a new black sink and hob, a brushed brass mixer tap, vinyl-wrapped marble look worktops and units in a striking Winter Green, and a newly hung door—transforming the look without the cost of a full replacement.
  • Finishing Touches – Blackout blinds were fitted in the living room and bedroom for added comfort, and the final styling created a sleek, move-in-ready home.

The Results

Following the refurbishment, the property was revalued on the rental market. The results speak for themselves:

  • Previous rent: £1,000 per month
  • Refurbishment investment: £9,000
  • New rent achieved: £1,300 per month

That’s a 30% uplift in rental income, delivering a strong return on investment while also ensuring the property remains competitive in the Norwich market.

Why This Matters for Landlords

Tenants today expect modern, stylish, and well-maintained homes. By investing strategically in improvements, landlords can:

  • Increase rental yields
  • Reduce void periods with higher tenant demand
  • Attract long-term tenants who value a quality home
  • Protect the long-term value of their investment
